About Dylan

Resort expertise.
Vermont roots.

Based in Rochester, Vermont, I bring 16 years of hospitality aquatic management to Vermont's pool and spa owners and hotel properties. My career spans executive-level facilities management at resorts and boutique hotels — overseeing water features of every scale, from residential pools to large-format commercial aquatic systems.

As a Certified Pool Operator through the Pool & Hot Tub Alliance, I provide the documented, professional service that four-star properties demand — now available statewide to homeowners, vacation rental managers, and commercial facilities across Vermont.

Through Oversight LLC, I also offer dedicated hotel monitoring and advisory services — IoT sensor networks, continuous remote monitoring, and the kind of expert advisory that keeps engineering teams ahead of problems rather than reacting to them. My partner Lindsey Jarrell-Hoyt (MS Library & Information Science) manages data systems, documentation, and client reporting.

per season

  • Weekly service throughout the season
  • All property management inclusions
  • Mid-week & weekend availability
  • Pre-arrival inspection guaranteed
  • Emergency response within 4 hours
  • Written CPO report every visit

For high-end rental properties where the pool is part of the guest experience and a chemistry problem is simply not an option.

Why the vacation rental premium: A green pool on arrival weekend means a negative review, a refund request, and a lost repeat booking — easily $3,000–$8,000 in lost revenue. A seasonal maintenance contract is cheap insurance against that outcome. Lead with risk management when discussing with property managers.

Oversight LLC · Hotel Monitoring & Advisory

Expert eyes on everything
that runs your property.

Remote monitoring · Weekly reports · On-call advisory · Capped at 12 hotels

Most hotels have monitoring software. What they don't have is an expert on the other end of the alert — someone who knows what a trending ORP reading means at 2am, who understands the difference between a sensor glitch and a developing chemistry failure, and who calls the engineer before guests notice a problem.

Oversight provides that. We install a purpose-built IoT sensor network at your property covering pool and spa water quality, HVAC and climate systems, and water leak detection. From that point forward, Dylan and Lindsey monitor it daily, respond to alerts, and deliver a written engineering report every Friday — researched and written, not software-generated.

Every Oversight client has a single named advisor who knows their property's systems, history, and quirks. When an alert fires at 11pm, the person who answers is the same person who reviewed your baseline readings that morning and wrote last week's report.

12 Maximum client cap — alwaysThe cap is the service guarantee. Every hotel receives the attention it would get if it were our only client. We do not scale beyond 12. When you contact Oversight, ask about current availability.
Installation
A sensor network built for your property
Before a single sensor is ordered, Dylan visits your property in person — walking every mechanical room, pool facility, and rooftop to understand your systems firsthand. You receive a custom sensor deployment plan within 48 hours. Installation is handled entirely by Oversight: every sensor placed, labeled, documented, and photographed. Your engineering team receives a two-hour orientation before we go live. Nothing is left to figure out.
One-time setup fee · $5,500–$49,500
Monitoring
Daily expert review — not automated alerts
Dylan and Lindsey review your sensor data every business day. This is not an alert-forwarding service — it is active human review of trend data, threshold proximity, and the pattern anomalies that automated systems miss entirely. A pool ORP reading trending downward over 72 hours is invisible to software. It is not invisible to us. Every Friday you receive a written engineering report. Every emergency alert reaches a person by phone, regardless of the hour.
$12,000–$36,000 / yr  ·  $1,000–$3,000 / mo
On-call advisory
Expert support when something needs attention
When an alert requires more than routine monitoring — active advisory, vendor coordination, or an on-site visit — Oversight engages on your behalf and bills only for the time spent. Standard advisory: $350. After-hours emergency response: $500. Vendor briefing with current monitoring data before a technician arrives: $250. On-site advisory days: $800 + travel. To protect your budget, no more than eight incidents are billed in any calendar month, regardless of volume.
$250–$500 per incident  ·  capped at 8 per month
Preventive maintenance
Your maintenance program, organized and running
Optional annual add-on. Lindsey builds and maintains a property-specific preventive maintenance schedule covering all monitored systems — organized by trade, month, and priority, based on your actual sensor data, equipment age, and incident history. Oversight coordinates with your preferred vendors, briefs technicians before each visit, tracks completion, and produces a quarterly PM status report. Every maintenance record is documented and audit-ready for ownership, insurance carriers, and health department inspectors.

White-Glove Aquatic Services

Estate & Luxury Property Services

For homes where the pool is part of the architecture — not an amenity

The pool at a $10–20 million property is not the same pool.
It shouldn't be serviced the same way.

Vanishing edges. Custom limestone coping. Integrated spas, grottos, and water features. Saltwater and UV systems layered over traditional chemistry. Control4-integrated automation. These are not standard residential pools — a pH variance of 0.3 that would be a routine correction on a fibreglass pool is a $40,000 etching problem on imported stone.

At the estate tier, I provide a fundamentally different service: named CPO attendance at every visit, report delivery within two hours, direct coordination with your estate manager or caretaker, and documentation formatted for your insurance carrier, your attorney, and the next buyer.

I bring 16 years of resort-scale aquatic management to every engagement — managing pool facilities across some of the largest properties in one of the most demanding vacation rental markets in the country. That background means I am not learning on your pool.

  • ◆Named technician — always Dylan. No substitutes without advance notice. The person who knows your automation system, your overflow chemistry, and your caretaker's name shows up every time.
  • ◆Report within 2 hours of visit. Professionally formatted, photographed, delivered directly to your estate manager and to you if preferred.
  • ◆Arrival-ready coordination. I work around your family's calendar — the pool is ready before you land, without anyone having to arrange it.
  • ◆Complete discretion. Your property, your schedule, and your household are private. Nothing is photographed for marketing without explicit permission.
  • ◆2-hour emergency response, including weekends. Estate-tier contracts include guaranteed weekend availability — because problems don't schedule around Monday morning.
  • ◆Annual estate pool summary. A full-season written summary covering all services, equipment condition, and recommended capital priorities — formatted for insurance, ownership, and due diligence.
Who I work with at this tier
Estate managers and property caretakers — I schedule through you, communicate through you, and produce documentation that protects you when the owner asks a question. You will never be the last to know about a problem at the pool.

Property management companies — handling the home as a managed vacation asset. I understand the dual obligation to owner and guest, and I deliver the documentation that satisfies both.

Owners directly — for clients who prefer a personal relationship with their service providers. My number is in your phone, not a dispatch queue.

Real estate attorneys and buyers' agents — for pre-purchase inspections at this price point. A written CPO inspection report is expected in the due diligence package. I deliver it in a format your attorney can use directly.

2. Information We Collect

Information you provide directly

When you contact us, call, send an email, or book a service, we may collect your name, email address, phone number, property address, and details about your pool or aquatic facility.

Payment information

When you make a payment through our website, you are directed to Stripe’s secure payment page. We do not collect, see, or store your credit card number, CVV, or bank account details. All payment data is handled exclusively by Stripe.

Information collected automatically

Standard web server logs may capture your IP address, browser type, pages visited, and referring URL. This is used for basic security and site improvement only and is not linked to your personal identity.

Information we do not collect

We do not collect Social Security numbers, health information, information from children under 13, or sensitive personal characteristics.

3. How We Use Your Information

We use information you provide to respond to inquiries, schedule and confirm service appointments, deliver written CPO reports, send invoices, and maintain records for accounting and tax purposes. We do not use your information for automated decision-making, profiling, or targeted advertising.

Legal basis for processing: contract performance, legitimate business interest, legal obligation (tax and record-keeping), and your consent for optional communications such as seasonal reminders.

4. Payment Processing (Stripe)

All online payments on dylanhoyt.com are processed by Stripe, Inc., a PCI-DSS Level 1 certified payment processor. Your card details are entered directly into Stripe’s secure environment. We receive only a payment confirmation, the last four digits of your card, and the amount charged — never the full card number.

We retain transaction records (service booked, amount, date, last four digits) for a minimum of 7 years as required by IRS guidelines.

Review Stripe’s privacy practices at stripe.com/privacy.

5. Information Sharing

Oversight LLC does not sell, rent, or trade your personal information to third parties. We share information only with Stripe (payment processing), our email service (to deliver CPO reports and confirmations), and our website host, as necessary to operate the site. These providers are contractually bound to protect your information.

We may disclose information if required by law or court order. We do not share your information with advertisers, data brokers, or marketing companies.

6. Cookies and Tracking

dylanhoyt.com uses only the minimum cookies necessary for the website to function. We do not use Google Analytics, Facebook Pixel, retargeting cookies, or any tracking tools that identify you personally or track you across other websites. Stripe may set cookies when you proceed to a payment page, governed by their own policy.

7. Data Retention

Contact inquiries that did not result in a booking are deleted within 12 months. Service booking records are retained for 3 years. Payment and transaction records are retained for 7 years as required by IRS guidelines. Written CPO reports are retained for 3 years; clients receive their own copies by email at delivery.
